81 - 4x2- 9y2+ 12xy = 92- (2x)2 - (3y)2 + 12xy

Considering 12xy, we can see that it is the product of terms containing x and y.

Therefore,92- (2x)2- (3y)2+ 12xy= 92- (2x2) + 12xy - (3y)2

= 92-(2x2) + 12xy - (3y)2= 92- 1( (2x2) - 12xy + (3y)2) (which is now in the form a2 - 2ab + b2)

= 92- (2x-3y)2 (since (a-b)2 = a2- 2ab + b2)

= (9+2x-3y) (9 - (2x-3y) (since (a+b)(a-b) = a2-b2) = (9+2x-3y) (9-2x+3y)
