Let ABC be an isosceles right angled △ right angled at B
Let AB = BC = x cmNow,  AC = x + 4 cmPerimeter of △ ABC = 40 cm⇒ AB + BC + CA = 40⇒ x + x + x + 4 = 40⇒ 3x + 4 = 40⇒ 3x = 36⇒ x = 12∴ AB = BC = 12 cmArea of ∆ABC = 12 × base × height= 12 × BC × AB = 12 ×12 × 12=  72 cm2
